Dallas sales held flat even as listings and pending deals slipped

Real estate, Dallas

Here is the number that matters most right now. The Real Estate Data Aggregator counted 3,730 homes sold across Dallas in the three months ending August 31, 2026. That is down just 0.4% from a year before. Sales barely moved even as the market tightened around them.

So what does that mean for you? Homes are still closing. The pace held almost perfectly flat. That gives sellers a real window and gives buyers a market that is not frozen.

Fewer homes to choose from, and fewer coming to market

The Real Estate Data Aggregator counted 5,740 homes for sale in Dallas during the same period. That is down 5.9% from a year before. New listings fell too, by 6.3%, to 4,835. Less supply means less competition between sellers, but also less choice for buyers.

Pending sales slipped 3.6% to 3,829, according to the Real Estate Data Aggregator. That is a small dip. It tells us a few fewer buyers are signing contracts right now compared with last year. Not a sharp drop, but worth watching.

Realtor.com reported that mortgage rates climbed above 7% in September 2026, the first time since January 2025. That kind of rate tends to slow buyer decisions. It may explain some of that dip in pending sales.

Realtor.com also reported that price cuts showed up on 20.8% of listings in September 2026, the highest share since October 2022. That is a national figure, not Dallas alone. But it fits the picture of a market where pricing carefully matters.

The wider metro price: $422,495

Realtor.com put the Dallas-Fort Worth-Arlington median home price at $422,495 in September 2026. That is the broadest read on where prices sit across this metro right now.

ZIP codes tell very different stories

The market-wide numbers are one thing. Individual ZIP codes can look very different. Here is a quick read across several areas the Real Estate Data Aggregator tracked for the three months ending August 31, 2026.

ZIP 75220 in Dallas stood out. The Real Estate Data Aggregator put the median sale price there at $1,250,000, up 49.5% from a year before. That kind of jump often reflects a shift in the mix of homes that sold, not a uniform rise across every street.

On the other end, Mesquite's 75150 came in at $265,000, down 5% year over year. More homes sold there, up 13.1%, and pending sales rose 22%. Lower price, more activity.

Celina's 75009 sat at 89 days, 12 days longer than last year. Celina also had 1,001 homes for sale and 6.9 months of supply. More choice for buyers there, but sellers need patience.

Bedford had just 1.9 months of supply, the tightest of any area tracked here. Sellers there got 99.2% of list price on average. Forney had far more inventory at 5.8 months and 993 homes for sale, giving buyers more room to negotiate.

Rowlett's 75089 was a bright spot for sellers. Homes sold 19 days faster than a year ago. Pending sales rose 21.8%. The share selling above list price climbed 5.6 points to 11.4%. All from the Real Estate Data Aggregator.

Seagoville's 75159 also moved. The Real Estate Data Aggregator showed homes selling 27 days faster than a year ago. Sales rose 51.2% and pending sales rose 36.2%. The share going under contract within two weeks jumped 19.1 points to 26.6%.

The national backdrop

The Federal Housing Finance Agency reported that U.S. house prices rose 0.3% from the prior month in August and 2.4% from August 2025 to August 2026. That is a slow, steady national pace.

Realtor.com reported the Dallas-Fort Worth-Arlington median asking rent at $1,473 in September 2026. For context, the national median asking rent across the 50 largest U.S. metros was $1,694 in the same month, also from Realtor.com. Dallas rents sit below that national figure.

In short
  1. Dallas sales held almost perfectly flat in the three months ending August 31, 2026, even as inventory and new listings pulled back.
  2. Some ZIP codes are moving fast with thin supply.
  3. Others have months of inventory and longer waits.
  4. Pricing and timing still depend heavily on your specific street.

One ZIP code can read very differently from the one next to it. A home on one street in Flower Mound and a home a few miles away in Celina are in two different situations right now. If you want to know where your home stands, reach out and we can look at it together.
